Our quarterly meeting was held on Feb. 4, 2025. We want to thank Mr. and Mrs. Hampel for allowing us to use their resort area for our meeting.
Our next meeting will be May 6th, 2025, at 700 pm at 4400 W. MacArthur.
The HOA has hired the services of HOA Management company to manage the Angel Fire HOA. Notices will be sent to residents soon and a collection of data will begin so that sending out emails and notices will be much easier to reach all residents. We will be reaching out to HOA Management Company as we have heard very little to no communication with them since signing our contract. Further communication between our Board and the company will be relayed to you, the residents, as soon as I have something to report.
* Entrance signs will be re done. We have contacted the sign people and they have assured us they will get to them as soon as they can. These signs have been replaced and installed.
REMINDER: Waste Connections is our ONLY garbage collection agency in the Angel Fire development. Please make sure you call they to get your discount.
Susan (one of our Board members) has reached out to the Public Works Dept regarding the pond levels and the problems we have with that. More to come on this matter. (Susan was out of town for the meeting so we will discuss at may meeting)
We will be looking for quotes to trim the trees along the 47th Street wall and also the trees around the pond. A suggestion has come in for a different lawn care company to get a quote to take care of lawn maintenance so we will look into that when the time comes (we are currently under contract)
Residents are notified that cars that are unregistered, flat tires, unmoveable are not to be stored in the open of a lot or on the street. These residents were asked to kindly move the vehicles to another place of storage or into their garages.
Yearly dues bills will be mailed out January 1st, 2025. Please make sure they are paid in full by March 1, 2025 as to not incur late charges.
There is currently a beaver in our lake property. If we find any damage to our trees along the pond, we will be employing a company to remove the beaver.
VRBO: Currently there is a VRBO within our community which has been brought to our attention. We are currently seeking council on this as our covenants do not specifically say whether we can have them or not.
Also, we are seeking council on opening the covenants to include NO WIND OR SOLAR POWER within our community.
We are searching for a new Insurance Company to insure the pond area as our American Family Insurance Company is no longer insuring HOA's.
All new homes that boarder the pond CANNOT HAVE WOOD FENCES. They must be the black iron fences as seen within the community at this time. ANY fences that are erected with the wrong material will need to be changed to the correct material. With that being said, no fences within the community can drape a covering over the black iron fences to obtain any type of privacy. If you have a wood fence and a black iron gate, you may change that gate out to a wood gate to match your fence at your expense.
We (the HOA) do not know when the duplex sprinklers will be turned on for the spring/summer 2025. Please check with your property management company.
We would like to welcome the many new homeowners to our community. Our quarterly meetings are held at 4400 W. MacArthur Road on the first Tuesday of the quarterly month. (FEBRUARY, MAY, AUGUST, NOVEMBER) Please join us as it is open to all homeowners. Signage is put out at the entrances as a reminder .
We understand that the new duplex homes have LOTS of questions regarding their water and sprinkler system. Here's what we know: The sprinklers ELECTRIC feeding the common areas along the pond will be paid for by the association. ALL wells and electric and maintenance is the HOMEOWNERS RESPONSIBILITY. WORK THIS OUT WITH YOUR NEIGHBOR, YOUR REALTOR, YOUR TITLE COMPANY, YOUR BUILDER. THE HOA WILL NOT be responsible for maintenance of any kind regarding the wells, sprinklers, winterization, spring opening etc.
Please do NOT feed the geese. They are becoming a problem to the homeowners along the lake.

YARD MAINTANENCE:
There are MANY yards that are in need of some real attention. Weeds need to be pulled or weed wacked down and general grooming of the yards are necessary. Trimming of the sidewalks and curbing areas need done also. Homeowners need to pay attention to the "grass" clause in the covenants. 80% of your yard needs to be grass, not weeds. Also, 4 trees are to be planted in your yard and no more than 15 shrubs. It is understood that some yards cannot have this many trees/bushes due to size. We understand this, so please, just use good common sense and plant at least one tree.
I am asked to remind you that the rocks around the lake are not to be thrown into the lake. This is a catch and release lake only. Residents are not allowed to leave fishing poles and such in the lake unattended. This is a safety hazard. Please remove all of your items including trash when you leave the lake area. Please DO NOT throw trash in the lake.
Please check this website within 24 hours of the meeting to make sure meeting is still on or if we needed to reschedule.
The Board has adopted a couple new addendums to the covenants. You have received a copy of them in your door. Please attach them to your copy of covenants. If you do not have a copy, please let me know and I will get you a set.
1: SHRUBS: page 8 5.2 part C; sub part 15: Our current bylaws read : you shall plant at least 12 shrubs or trees . The ADDENDUM reads.....NOT TO EXCEED 15. Also 80% of your lawn MUST BE GRASS.
2: VEHICLES AND TRAILERS: page 10 part 5.15 will now include A FINE OF $100.00 PER MONTH ADDED TO YOU YEARLY DUES FOR VEHICLES THAT ARE NON RUNNING, NON REGISTERED AND STORED ON THE OPEN LOT OF YOUR PROPERTY, IN FRONT OF YOUR HOME,IN THE STREET ETC. THIS INCLUDES YOUR TRAILERS, WAVERUNNERS, BOATS ETC. You can store them in your garage with no penalty.

**Reminder** Please keep your animals on a leash when walking them in the neighborhood and PLEASE clean up after them once they have done their "business" on someone else's lawn. This would be greatly appreciated.
