Our quarterly meeting was held on February 3, 2025. We want to thank Mr. and Mrs. Hampel for allowing us to use their resort area for our meeting.
Our next meeting will be May 5th, 2026 at 700 pm at 4400 W. MacArthur.
Old Business:
Beaver issue on the lake will be resolved as we have hired a company to install traps in various places along the lake. DO NOT TOUCH OR GO NEAR THESE TRAPS. (ongoing)
The HOA has obtained a debit card to make purchases of office supplies and other needed materials easier.
Trees: 12 new trees have been picked out and have been installed by Brady Nursery. They do a nice job. If a tree is planted behind your home, please take the time and give it a bucket of water once or twice a week thru out the fall / winter/ spring so it will thrive. (ongoing)
Susan (one of our Board members) has reached out to the Public Works Dept regarding the pond levels and the problems we have with that. More to come on this matter. (ongoing)
Our attorney has advised us that the current (and only vrbo) in the development has fallen into the grandfather clause and will continue to operate until such property is sold. As of the new covenants, no other vrbo or air B-N-B's or short-term rentals are allowed to operate within the Angel Fire Development.
It was also discussed that the HOA IS NOT RESPONSIBLE FOR THE DUPLEX SPRINKLERS. Maintenance and upkeep and any problems with that equipment must be taken up with your landlord, property management company or if you are the homeowner, you will need to fix it. As any other homeowner in this development, they are responsible for their property and the upkeep of such property. This includes your roof, your lawn care, any maintenance required on your property.
CHANGE IN COVENANTS: (completed)
It was discussed the changes and answered questions from homeowners at our August 11th meeting as we are opening the covenants to bring them up to date. THIS WILL REQUIRE THE COMMUNITY TO VOTE ON THESE. BALLOTS HAVE BEEN SENT OUT TO THE HOMEOWNERS THAT DID NOT ATTEND THIS WEEK. Please read thru the ballots for exact wording. Below is just the topics to be voted on.
1 - NO SHORT TERM RENTALS...No VRBO or Air B-N-B's....all rentals must be at least 12 months. Short term leases come under small business and that is already in the covenants.
2- No foreign flags....you may fly your favorite sports team, military branch, POW flags etc but NO FOREIGN STATE FLAGS.
3 - SOLAR PANELS must be approved by the Board before any installation begins. Board has the authority to have removed or moved. Please submit your plan before any work is to begin.
4 - 15 max shrubs/trees. This is a case by case issue and must be approved by the board if exceeding these numbers
5 - WILDLIFE : no feeding of wild life in the community. this includes but not limited to: GEESE, Deer, stray cats, Beavers, squirrels, raccoons. etc. These are considered "nuisance wildlife". You may have a bird feeder for small birds.
6- NO FRONT YARD FURNITURE : No lawn furniture grills, smokers, patio furniture, picnic tables to be housed on the front of the Lot. All said furniture can be used in driveways during daylight hours but by sundown, said items must be put away, out of sight from the front of the property.
This has been completed and the new additions to the covenants are in the hands of our attorney and have been filed with the state.
New Business:
We have been notified that our commercial lawn company will no longer be doing our property. We are currently looking for bids to contract new company to mow grass for the common areas as before.
As previously stated: If you had a tree planted behind your home in the duplex area we are asking if you would please feed it a bucket or two of water several times a week. If you need a bucket, the hoa will provide one for you. Just email me and I will get it to you. If the tree dies, it will not be replaced. This is why we are asking residents to water them.
It was discussed that Chloe and Kyle have been watering the 9 newly planted trees along the pond along Kessler St. (weather permitting) when none of the other residents would participate in the adopt a tree program. A big thank you to them. Only 1 resident responded favorable to adopting one of the 3 newly planted trees on the south end. I am sorry that I do not have your name, but thank you.
We have lost one tree for sure, probably two, on the north end of the pond along 45th street. It is very disappointing that residents who noticed that our trees were being attacked by beavers could not email or contact any of the Board members of the damage being inflicted We may have been able to save the tree that was lost. They will not be replaced.
The majority of the roofs that were replaced recently in the Phase 1 addition due to the hail storm are the wrong color. The Board does not and should not have to hold residents hands when their roofs are replaced. The covenants state which color is required. A reputable roofing company should know that a HOA would have restrictions in their covenants regarding roof color. Going forward fines could be imposed and roofs would need to be replaced to meet the requirements of the covenants.
During the recent snow event, most side walks were not cleared. The city of Wichita ordinance requires the property owner adjacent to the sidewalk to keep the sidewalk clear of snow, ice and debris.
The current Board was voted back in and will continue for the 2026 year.

REMINDER: Waste Connections is our ONLY garbage collection agency in the Angel Fire development. Please make sure you call they to get your discount.
Yearly dues bills will be mailed out January 1st, 2026. Please make sure they are paid in full by March 1, 2026 as to not incur late charges.
All new homes that boarder the pond CANNOT HAVE WOOD FENCES. They must be the black iron fences as seen within the community at this time. ANY fences that are erected with the wrong material will need to be changed to the correct material. With that being said, no fences within the community can drape a covering over the black iron fences to obtain any type of privacy. If you have a wood fence and a black iron gate, you may change that gate out to a wood gate to match your fence at your expense.
We would like to welcome the many new homeowners to our community. Our quarterly meetings are held at 4400 W. MacArthur Road on the first Tuesday of the quarterly month. (FEBRUARY, MAY, AUGUST, NOVEMBER) Please join us as it is open to all homeowners. Signage is put out at the entrances as a reminder .
We understand that the new duplex homes have LOTS of questions regarding their water and sprinkler system. Here's what we know: The sprinklers ELECTRIC feeding the common areas along the pond will be paid for by the association. ALL wells and electric and maintenance is the HOMEOWNERS RESPONSIBILITY. WORK THIS OUT WITH YOUR NEIGHBOR, YOUR REALTOR, YOUR TITLE COMPANY, YOUR BUILDER. THE HOA WILL NOT be responsible for maintenance of any kind regarding the wells, sprinklers, winterization, spring opening etc.
Please do NOT feed the geese. They are becoming a problem to the homeowners along the lake.
YARD MAINTANENCE:
There are MANY yards that are in need of some real attention. Weeds need to be pulled or weed wacked down and general grooming of the yards are necessary. Trimming of the sidewalks and curbing areas need done also. Homeowners need to pay attention to the "grass" clause in the covenants. 80% of your yard needs to be grass, not weeds. Also, 4 trees are to be planted in your yard and no more than 15 shrubs. It is understood that some yards cannot have this many trees/bushes due to size. We understand this, so please, just use good common sense and plant at least one tree.
I am asked to remind you that the rocks around the lake are not to be thrown into the lake. This is a catch and release lake only. Residents are not allowed to leave fishing poles and such in the lake unattended. This is a safety hazard. Please remove all of your items including trash when you leave the lake area. Please DO NOT throw trash in the lake.
Please check this website within 24 hours of the meeting to make sure meeting is still on or if we needed to reschedule.

**Reminder** Please keep your animals on a leash when walking them in the neighborhood and PLEASE clean up after them once they have done their "business" on someone else's lawn. This would be greatly appreciated.
